Illustrative planner based on the implemented deficiency picker, repair-versus-credit workflow, request preview, totals, and sharing controls.

The agent handoff

No spreadsheet. No screenshots. No rebuilding the inspector’s work.

The Repair Planner sits beside the published report. Every active deficiency is already available with its report number, section, location, description, recommendation, priority, and inspection photos.

01The inspector publishes

The report remains the source. Nothing extra has to be assembled for the agent.

02The agent selects

Choose deficiencies by section or sort every finding by priority from high to low.

03They shape the ask

Request the repair itself or enter a proposed credit or concession and add context.

04They send it

Share a live page or download the request as a PDF, with photos when useful.

THE NUMBERS STILL MATCHCanonical finding numbers carry from the report into the Planner, shared page, and PDF.

When the request says 02.D7, every party can find the same deficiency in the full inspection report.

One field changes the request

Repair or credit. The agent decides what to ask for.

The Planner never presents negotiation values as contractor estimates. The amount field simply determines whether the item asks for the repair or proposes a credit or concession instead.

Explicitly not a repair estimator. The interface explains the distinction before the agent starts building the list.

Control the outward request

Make the list match the negotiation, not the order of the walkthrough.

Rename the list, write an opening note, add notes to individual items, and drag the most important requests to the top. Show the report’s photos and priority labels only when they help the conversation.

Keep up to three plannersCreate separate or revised asks during the same negotiation. Add supporting photosAgents and buyers can attach their own relevant photos to individual requests. Priorities are private by defaultSeverity labels stay off the recipient-facing page and PDF unless deliberately enabled.
Ready for the other side

A clean request they can read without navigating the whole report.

The finished request gets its own public page and PDF. Each item carries the inspection finding, agent note, request type, optional photos, and the report number needed to cross-reference the source.

A clean professional boundary

The inspector documents the condition. The parties shape the request.

The inspection report does not become a negotiation document. The Planner takes snapshots of selected findings into a separate request, preserving the inspector’s observations while the agent and buyer decide what to pursue.
